Commercial Energy Performance Certificates

Leicester Commercial EPC

What is a Commercial EPC

A commercial energy performance certificate (EPC), is a report which shows how energy efficient a building is. Your energy certificate provides the building with an energy efficiency rating graded on a scale of A – G for CO2 emissions with ‘A’ being the most energy-efficient and ‘G’ being the least energy efficient.

Do I need a Commercial EPC?

It is a legal requirement to have a valid EPC assessment if you are selling or leasing your commercial property. Offices, warehouses, hotels, and buildings used for retail purposes are all examples of commercial buildings.
Landlords and sellers must have an EPC produced before they market their property.

What happens during the assessor’s visit?

The amount of time that our energy assessor will be at your commercial property depends on how complex the building is.

The energy assessor will look at a number of factors in the building including:

-The building area size
-Cavity wall and loft insulation
-Hot water and central heating systems
-Energy efficiency of the windows

What are the benefits?

Obtaining an energy performance certificate is a legal requirement in the UK. However, obtaining an EPC certificate can be beneficial for the owner.
An EPC is easy to grasp at a glance and will give you recommendations on how to improve the building’s energy efficiency.

This will assist any prospective buyers or tenants to see recommendations to make the property more energy efficient.

Are there penalties for not getting a Commercial EPC?

If you fail to obtain a commercial EPC, you could be liable to pay a fine of up to £5000.
In most cases, this fine is 12.5% of the rateable value of the property, or at a default value of £750 when this cannot be calculated.

You can legally market the commercial building once that you have booked your EPC, even if you haven't received the completed certificate. Proof that you have booked your assessment is sufficient.
